A delicious discovery awaits west side families at ChocGlitz & Cream here in Albuquerque. This locally owned chocolate and ice cream shop is one of the newest additions to the retail boom taking place along the northwest corridor of Unser. Opened July of 2015, owners Keith and self-proclaimed “Chocolate Nut” Celeste Davis wanted to focus on fair trade certified chocolate, and ice cream. All of the candy in the candy case, and all of the ice creams are made on the premises! You can’t get much fresher than that! Celeste has been making chocolates for friends and family for many years. Some of the recipes used are longtime family favorites, like the English Toffee, and Coconut Creams! The ice cream flavors are often inspired by a trip to the grocery store, or customer requests.Chocglitz 4

Fair trade certified chocolate is important because there is a lot of exploitation with crop prices and labor wages in the cocoa industry. Most of the world’s cocoa is grown on small farms in very poor countries around the equator. Often the farmer does not have the negotiating power to get the best price for his crop, so he just takes what is offered. When he sells through a fair trade certified program he is guaranteed a fair price and can better support his family, which helps his local community!

This month’s Real Estate Market Update shows an increased demand to homes with an increase of 3.2% from last month. The projected Home Sales for this month is at 5.5 Million while median home prices fall from $240,000 last month to $234,200 this month. The median home price is up 5.6% from last year and is down 2.4% from last month. This is the highest recorded annual gain on housing prices since a 5.1 from July. Seattle, Portland and Denver are experiencing the strongest price gains year-by-year (Olick, 2016). New Home Prices is expected to be at $301,900 for the fourth quarter of 2016 (Realtor.org, 2016).

As for the inventory of homes up for sale in the market, there is a decrease of 2.2% from August’s supply compared to September. Last year’s inventory is also 4.3% greater than this year. Freddie Mac reports that this year’s Fixed Mortgage Rate is at 3.52% while last year is 3.48%.

You’ll be ready for winter’s worst and head off expensive repairs when you complete this checklist of essential fall maintenance tasks.

1. Stucco Service—Moisture is the enemy of stucco, and elements such as snow, freezing rain and ice can quickly damage stucco. Check for cracks or damaged parapets and have them repaired/sealed to avoid serious damage.
TIP: It takes a month for the stucco to set before painting so it’s really best to do this in fall.
2. Don’t be a Drip— Hoses still attached on outdoor faucets can back up water in the plumbing pipes. Garden hoses should be removed to prevent this from happening and ruining your pipes when sudden cold weather comes.
TIP: This should be done early to prevent cold snaps ruining your pipes.

3. Shut Down the Sprinklers—Be sure to drain your irrigation system. Above ground and buried lines can freeze leading to extensive repairs or replacement in the spring.
TIP: Don’t have drain valves? Then leave the draining to the pros.

4. Seal It Up— Use color-matched caulk to seal up all the openings on your exterior including door frames, windows, pipes, electrical and stucco. This helps prevent water penetration and seals energy wasting air leaks.
TIP: Pick a day with temperatures above 50 degrees.

5. Look Over the Roof—Use binoculars or get up on the roof to look for cracks in the sealant, missing or damaged shingles, standing water, damaged flashing etc.
TIP: Replace any damaged stuff.

6. Tune up the Furnace—Schedule an appointment with your heating and cooling pro to get your heating system a seasonal tune-up.

7. Prune the Bushes and Trees—Late fall is the best time to prune your plants and trees. Be sure to keep limbs and branches at least 3 feet from your house to avoid damage from trees when strong wind comes.

8. Check the Chimney—Grab a flashlight and look up inside your chimney and make sure you can see daylight when the damper is open. If not, call a chimney sweep.

Finish these maintenance tips before winter and it will save you a lot of trouble when spring comes.

It’s time for your fall yard and garden projects to begin. Prepare projects that will minimize costs on your spring repairs.

Plant your bulbs while the weather is mild and the ground remains unfrozen. A wide range of crops can be planted in this season which can give an abundant harvest before winter. Lettuce is an example of a crop that is best planted with a little cold. The cold maintains the crisp texture of lettuce. This is why the cold is also good for other greens. Carrots, turnips and beets also grow well in autumn and can be stored for winter consumption.

If you’re into designing your landscape for winter, garden shops are looking to get rid of inventory so watch the sales for shrubs and trees. It’s a great time to add new shrubs but get them started in the early Fall for the best success. But be sure to hold off on planting any evergreens till early Spring. Remember that this is not the time to relocate any established shrubs or trees. It is better to wait until Spring to move them.

Leaves are going to start falling soon. Collect them for mulch or start/build a compost bin. A quick tip for lots of leaves, try mowing the leaves with bagging mower. You will save yourself the backache of raking leaves and they will be chopped and ready for composting. Note that it is necessary to free perennial beds and grass lawns from leaves because this may cause crown rot and invites insects and fungi to your landscaping.

Lastly, when you’re all done with your fall gardening, give your gardening tools some care before putting them away for the winter. Clean and coat metal parts to prevent rusting. Add some linseed oil to tools with wooden parts to prevent them from drying and eventually cracking.

Interest rate increase, in economics, is known to be an anti-inflationary strategy of the FED. This is because consumers tend to increase savings or investments and reduce spending when interest rates increase. The mechanism is based on the fact that, returns from savings will be higher when interest rates increase, and thus reduce spending. At the same time, increase in interest rates will discourage borrowing. Interest rates from the FED are usually passed down to the individual borrowers.

Albuquerque Real estate, like any other commodity, can be affected by many economic indicators. Real Estate prices are proved to be really sensitive to interest rates1, especially when talking about income producing properties. One reason for this is if an interest rate shock happens in the economy, it affects the cash flow of the property. When spending decreases, total income of the economy is expected that is why inflation is countered when interest rates increase. When this happens, the owner of a property might default, and thus may result to a decrease on the price of the property.

In buying Real Estate in Albuquerque, the immediate effect of interest rate increase is the increase in interest rates for mortgages. There will be a slight increase to the approved rates for borrowers to compensate for the FED’s interest rate increase, though there is still the option to have an adjustable rate mortgage when the FED is expected to decrease the interest rate after sometime. Refinancing is also an option to take advantage of a lower interest rate.
