As we near the end of 2025, the Albuquerque housing market is showing promising signs of stability and renewed activity. According to the November 2025 report from the Greater Albuquerque Association of REALTORS®, buyers nationwide are returning, encouraged by lower mortgage rates and increased inventory.

Nationally, existing home sales rose 1.2% month-over-month to 4.10 million, with gains in the Midwest and South, steady activity in the Northeast, and a slight dip in the West. Prices continue to climb, with the national median home price up 2.1% year-over-year to $415,200.

Locally, Albuquerque’s market reveals a split between detached and attached homes:

  • New listings for detached homes dropped 6.2%, while attached homes surged 44.8%.
  • Pending sales rose 12.9% for detached and 23% for attached homes.
  • Inventory increased modestly for detached homes (3.1%) and significantly for attached homes (28.6%).
  • Median prices rose slightly: $367,780 for detached (+0.2%) and $275,000 for attached (+0.9%).

Homes are taking longer to sell, with days on market up 25.6% for detached and 57.1% for attached homes, reflecting more buyer options and careful decision-making.

What this means:

  • Buyers have a rare opportunity with softer rates and more choices, especially in attached homes. Acting now can secure better selection before demand and prices rise.
  • Sellers should focus on competitive pricing and strong presentation to attract buyers amid longer market times.
  • The market is stabilizing with balanced inventory and steady prices, setting a positive tone for early 2026.
